Frequently Asked Questions

There are five key qualities essential for success in this line:

  1. A strong desire to succeed — you need hunger and determination, or the industry will wear you down quickly.
  2. A genuine interest in property or strong motivation for results — if you don’t enjoy what you sell, it’s hard to stay passionate.
  3. Self-discipline — without fixed working hours, many agents lose focus or get distracted instead of building their business.
  4. Resilience and perseverance — many new RES give up far too early, before giving themselves enough time to see results.
  5. The right mentor — a good manager can guide you and contribute part of your success, but the majority still depends on your own consistency, effort, and execution.

Here, I have witnessed many aspiring property agents that come leave as fast as they joined the industry. Unfortunately, they have the characteristic of the following:

  1. Lack of hunger to succeed
Some agents simply aren’t driven. They lack the determination and urgency to build a career, treating real estate as “just another job” rather than a business that requires commitment.
  2. No genuine interest in property or sales
Without true interest or passion, motivation fades quickly. If you don’t enjoy what you’re doing, burnout is inevitable—and your performance will suffer.
  3. Poor self-discipline
Real estate offers flexibility, but without structure, many agents lose focus. Some turn to part-time work like PHV driving or other side hustles. Over time, daily income feels more rewarding than investing long-term effort into building their real estate business.
  4. Lack of resilience and perseverance
Many new RES give up too soon. Unrealistic expectations—such as making big money within the first year or two—often lead to disappointment. Success in this industry requires enduring setbacks, staying consistent, and persevering over the long haul.
  5. Insufficient training and skill upgrading
The property industry is constantly evolving. Agents who fail to continuously upgrade their skills eventually fall behind. Staying relevant requires ongoing learning and adaptation.
  6. Failed to work hard
This should be obvious. Once you become self-employed, no one owes you a living. You must be prepared to work twice as hard to make it. Hard work is a critical factor in determining success. I’ve seen many who entered the industry full of energy and enthusiasm, but when it came time to put in the real work, they quickly reverted to their old habits—or worse, believed they could put in less effort and still achieve the same results.
  7. Lack of the right mentorship
The right mentor or manager can make a significant difference. A good leader guides, supports, and actively grooms their team. Poor mentorship is a common reason many RES eventually drop out of the industry.

Yes. Training are conducted regularly in Propnex that covers policies, market trends to specialize sales training. There is also monthly training conducted by top leaders in Propnex. On the team level, I will also personally conduct addition training sessions to accelerate your learning curve.

Yes. I will help you to succeed! Because if you succeed. It will reflect well on me too. Here, it also takes two hands to clap. You must be willing to learn and put in the time and effort to reap the fruits of your labour. Real estate sales can offer you financial freedom. It is a very rewarding career that if you put in 100% effort and treat this like your own business.

My immediate manager is Veroy Chua, who leads the Veroy Chua Division. Our division operates under the Matt Lam Division, which in turn falls under the Marcus Luah Advisory Group — currently the largest group within PropNex.

A wide range of training sessions are conducted throughout the year across the various divisions. You’re encouraged to attend any courses organised by different leaders, in addition to the comprehensive training programmes provided at the company level.

I provide support on three levels.

First, you’ll have the opportunity to shadow me during appointments. This gives you a front-row view of how I engage clients, understand their needs, and present tailored property solutions.

Second, I’ll conduct regular one-to-one reviews with you to align your strategies and approach. These sessions are designed to keep you focused, motivated, and moving in the right direction.

Third, I’ll be your mentor throughout your sales career. Whenever you encounter questions, challenges, or unfamiliar situations, you can always approach me for guidance and advice.

I’m a driven and highly motivated individual, but I won’t force my working style on you. In this industry, you are your own boss, and I respect that.

In the early stages, however, I’ll be closely involved — regularly checking in to make sure you’re progressing in the right direction. I’ll guide you step by step and provide the support you need until you’re confident enough to operate independently.

Once you’re ready to spread your wings, I’ll give you the space to grow on your own. That said, I’ll still reconnect from time to time to share insights, fine-tune strategies, and help you further improve your skills and sales results.

At the end of the day, my goal is straightforward: to see you succeed — and ideally, surpass my own achievements.

First, I’ve been in the real estate industry for over 17 years. The experience I’ve accumulated over the years allows me to help you elevate your sales performance and avoid common pitfalls. I’ll openly share the mistakes I’ve made, so you don’t have to learn everything the hard way.

Second, I’m currently growing my team, which means I have the time and capacity to mentor you properly. This is crucial, as many managers are stretched thin and may not have the time or commitment to support their team members effectively.

Third, I’m still actively involved in sales myself. This matters because a manager who continues to sell stays relevant, understands current market conditions, and can offer practical, up-to-date guidance — not just theory.

I am driven and highly self-motivated. I work efficiently and value time management, ensuring tasks are completed promptly and effectively. I actively leverage technology to streamline workflows and improve productivity. Most importantly, I am committed to delivering excellent customer service, and I expect the same standard of professionalism and care when you serve your own clients.
